Foundation Repair

Either too much or too little water is the primary cause of foundation problems. If there’s an excess amount of water around your foundation it can lead to either soil expansion or soil erosion. On the other hand, if there’s not enough water, the soil can dry out and shrink. Both too much and too little water cause soil movement that can – over time – lead to structural damage.

Concrete Leveling and Lifting

If you have a sunken, uneven concrete slab such as a sidewalk or driveway, you already know it’s an eyesore. However, it’s also a trip hazard and if someone gets injured you could find yourself facing a lawsuit. The good news is that sunken concrete slabs are easy to fix, and polyurethane foam injection is the best way to do it. Here’s why…
The two ‘’old school’’ methods for fixing an unlevel concrete slab were digging up and replacing the slab, or using a technique called ‘’mudjacking’’.
Digging up and replacing a sunken slab is a time consuming and expensive fix. There’s always going to be a certain amount of downtime as you wait for the newly poured concrete to dry and harden. Another problem with this method is the fact that if the old slab sunk because the soil couldn’t support it, the same thing will happen with the new slab.
Mudjacking involves injecting a cement slurry under the slab in order to lift it back up. The main problem with mudjacking is the weight of the cement slurry. It’s heavy because it contains cement. If the soil couldn’t hold up the sunken slab, adding even more weight to it isn’t going to help.
Today, most uneven concrete slabs are lifted back into position via polyurethane foam injection. It’s a minimally invasive procedure, less expensive than digging up and replacing the slab, and the super lightweight foam won’t add more weight to the soil. There’s also no downtime. As soon as the repair is complete, you can start using the slab again. Oh, and it’s an environmentally-friendly solution because the polyurethane foam won’t leech into the soil.

Crawlspace Encapsulation

Homes built on top of crawl spaces often have problems related to excess moisture including – but not limited to – mold, musty odors, warped hardwood floors, and wood rot. Since much of the air you breathe in your home comes up from the crawlspace, you want to make sure the crawlspace is dry and healthy. You can do this via crawlspace encapsulation.
Crawlspace encapsulation involves first covering the floor, walls, and sometimes even the ceiling of your crawlspace with a 10 to 20 mil thick, puncture resistant vapor barrier made from a high tensile strength material.
The second step involves sealing the crawlspace to prevent humid air from getting in where it can then cause condensation, mold growth, and wood rot. Crawlspace encapsulation not only helps keep healthy air flowing up into your home, it also reduces energy costs because humidity levels no longer fluctuate.

Basement Waterproofing

Wet basements are no fun. Unfortunately, they’re very common and if the problem isn’t fixed it can lead to a lot of unhealthy mold and even structural damage. So, you definitely want to keep moisture out of your basement via waterproofing.
Water can find its way into your basement via drainage problems, gutter problems, slope problems, hydrostatic pressure, and cracks in basement walls. In fact, hydrostatic pressure can even cause cracks in basement walls.
At Foundation Professionals of Florida we offer both exterior and interior basement waterproofing solutions…

Exterior Waterproofing Solutions

Interior Waterproofing Solutions

We can install a sealed interior drainage system that combines a sealed sump pit with a sealed drain tile system. This will lock moisture and soil gases below your basement’s floor.
